Hospitable and Hostaway both pull your Airbnb, Vrbo and Booking.com bookings into one inbox and one calendar, and both now offer AI that answers guests. The biggest difference is how they sell. Hospitable publishes its prices and has a free plan. Hostaway quotes you after you fill in a form, and that form doesn't quote hosts with one listing.
Most pages ranking for this comparison come from one of the two companies or a rival, so I checked every price and feature on each company's own pages on October 22 and 23, 2026. I run AI Hustle Guy and have worked with Airbnb and Vrbo hosts, and in my roundup of the best Airbnb tools I recommend Hospitable for one to five listings and Hostaway once you're scaling. I haven't run both tools on the same listings side by side, so this page tests that advice against what each company publishes. It's part of my AI for Airbnb hosts hub.
The short answer (checked October 23, 2026): For 1 to 5 listings, pick Hospitable: a free plan, published prices from $29 a month, monthly billing and no onboarding fee. Hostaway quotes by portfolio and its pricing form waitlists single-listing hosts, so it suits growing portfolios that want more channels and guided setup. From about 6 listings, get a Hostaway quote too and compare.
Five facts to know (October 2026):
- Hospitable's free Essentials plan has no property limit and includes 10 AI-suggested replies a week.
- Hospitable's paid plans start at $29, $59 and $99 a month, covering 1, 2 and 3 listings, or 12% less billed yearly.
- Hostaway publishes no prices, and its quote form sends hosts with 0 to 1 listings to a waitlist.
- Hospitable's AI auto-reply is on its $99 Mogul plan only; Hostaway's AI Replies has no add-on fee.
- Hostaway's referral terms confirm onboarding fees exist; Hospitable charges none.
How I get paid here. The Hospitable and Hostaway links on this page are affiliate links. Hospitable pays me $200 when a new host signs up through my link and connects a listing, even on the free plan, and you get 25% off your first three months if you upgrade. Hostaway's affiliate program pays 20% of a new customer's payments for their first 12 months. Both are the programs' published terms as of October 2026.
Hospitable vs Hostaway: my pick by portfolio size
| Your portfolio | My pick | Why |
|---|---|---|
| 1 listing, Airbnb only | Airbnb's built-in tools first | Airbnb's messaging tools are free, and Hostaway doesn't quote one listing |
| 1 listing on two or more sites | Hospitable Essentials (free), or Host at $29 | One inbox and calendar for Airbnb, Vrbo, Booking.com and Agoda at no monthly fee |
| 2 listings | Hospitable Host, $39 a month | Unlimited AI drafts and automatic answers; Hostaway's quotes start here |
| 3 to 5 listings | Hospitable Professional, $74 to $104 a month | Host stops at 2 listings; Professional adds a direct booking site and smart locks |
| 6 to 20 listings you own | Price both: Hospitable Professional vs a Hostaway quote | This is the real decision zone; use the quote-to-beat number below |
| Homes you manage for owners | Price both: Hospitable Mogul vs a Hostaway quote | Both have owner statements and portals; only Mogul's price is published |
| 20+ listings, a team, more channels | Lean Hostaway, and price Mogul too | Expedia and Marriott Homes & Villas connections, advertised 24/7 support, guided onboarding |

Hospitable prices are its published monthly prices as of October 23, 2026. Hostaway is quote only.
Two facts drive that table: Hospitable's Host plan tops out at 2 listings, and Hostaway's quote form starts at 2. When we chose 0 to 1, it led to a waitlist page saying Hostaway is "not currently available in your market or for your portfolio size" (October 23, 2026).
Side by side: plans, AI, channels and contracts
| Hospitable | Hostaway | |

Hostaway's own "Hostaway vs Hospitable" page says its price includes every feature except smart locks and offers annual or month-to-month plans. Confirm both in your quote.
Method: checked on each vendor's pricing, feature and help pages and terms on October 22 and 23, 2026, from a US desktop browser. We read Hospitable's live price calculator at 1 to 20 listings, billed monthly and yearly, and stepped through Hostaway's quote form without submitting details. Both pricing pages run A/B tests, so the wording you see may differ.

What each costs at 1, 3 and 10 listings
Hospitable charges a base price that covers 1 listing on Host, 2 on Professional and 3 on Mogul, then $10, $15 or $30 for each extra listing. Those per-listing fees apply only to active properties: ones with a check-in during the billing cycle or Dynamic Pricing switched on (Hospitable help).
| Plan | 1 listing | 3 listings | 10 listings |
|---|---|---|---|
| Hospitable Essentials | $0 | $0 | $0 |
| Hospitable Host | $29 ($25.52) | Not available (max 2) | Not available |
| Hospitable Professional | $59 ($51.92) | $74 ($65.12) | $179 ($157.52) |
| Hospitable Mogul | $99 ($87.12) | $99 ($87.12) | $309 ($271.92) |
| Hostaway | Waitlist, no quote | Quote only | Quote only |
Monthly price in US dollars before tax, billed monthly, as of October 23, 2026; the billed-yearly price per month is in parentheses. From Hospitable's pricing calculator.

Hospitable's published prices by listing count, billed monthly. Hostaway publishes no prices to plot.
One wrinkle for small hosts: Essentials is free, but Hospitable's Dynamic Pricing costs $15 per property a month there after the trial, against $29 for Host, which includes it plus unlimited AI drafts. Essentials also can't connect outside pricing tools such as PriceLabs; that takes a paid plan (see PriceLabs vs Wheelhouse vs Beyond).
Hostaway's row stays empty on purpose: third-party price ranges disagree with each other, and none comes from Hostaway. Use the next number instead.
The quote-to-beat number
When your Hostaway quote arrives, turn it into one figure: your cost per listing per month, with the onboarding fee spread over the contract.
Quote-to-beat = (monthly quote + onboarding fee divided by contract months) divided by your number of listings
Then compare it with Hospitable's price per listing:
| Listings | Hospitable Professional | Per listing | Hospitable Mogul | Per listing |
|---|---|---|---|---|
| 3 | $74 | $24.67 | $99 | $33.00 |
| 5 | $104 | $20.80 | $159 | $31.80 |
| 10 | $179 | $17.90 | $309 | $30.90 |
| 20 | $329 | $16.45 | $609 | $30.45 |
Use the Professional column if you need several channels, AI drafts, a direct booking site and smart locks, and the Mogul column if you need AI that sends on its own or owner statements, since Hostaway lists both. If Hostaway's number comes in lower, or close and you value its extra channels and support, it's a real contender. If it's well above, you're paying for the sales-led setup.
Get these answers in writing before you sign with Hostaway
- The per-listing price at your size, and what happens when you add or remove listings.
- The onboarding fee. Hostaway doesn't publish one, but its referral terms give referred customers 50% off it with an annual contract, so it exists.
- The term. Annual or month-to-month, the renewal date and the notice you need to cancel. Hostaway's terms leave the length to your agreement, invoice monthly unless it says otherwise, give 14 days to pay, and let Hostaway change agreed prices on 14 days' notice (you can then cancel).
- What's included: AI Replies and Auto-Reply, AI CoHost, Dynamic Pricing, owner statements, smart locks, and Booking Website Pro ($49 a month plus 0.5% per booking).
- Direct booking fees. Hostaway adds a 1.8% fee charged to guests on US direct bookings, on top of a processing fee.
- Your exit. How you export reservations, guests and financial data if you leave.
The AI in each tool: who presses send?
Hospitable splits AI by plan. Essentials gives you 10 AI-suggested replies a week, which you edit and send yourself. Host ($29) makes those unlimited and adds automatic answers to common questions that you write once, AI alerts when a guest reports an issue, and MCP access for connecting ChatGPT or Claude. Only Mogul includes Inbox AI, which writes and sends replies on its own during hours you set. It stays out of availability, date changes, refunds, discounts, payments and pre-booking access details, sends your own escalation message word for word for issues like a lockout, and runs a separate AI check on each reply (Hospitable help).
Hostaway includes AI Replies for all users on request, with no add-on fee. It drafts from your listing and reservation details plus a knowledge base you fill in, and you can switch on Auto-Reply for the topics you choose. It also labels conversations positive, neutral or negative and flags escalations. AI CoHost, a separate assistant included at no extra cost, answers questions about your live data, such as bookings, revenue or owner statements, and makes changes when you ask (Hostaway AI, AI CoHost).
My take: at 1 to 5 listings, AI drafts you approve deliver most of the value; auto-send matters once you have a team and dozens of threads a day. Either way, keep refunds, damage, safety and anything off-platform away from auto-send. I cover the setup, and the messages never to automate, in how to automate Airbnb messages.
What the vendors' own comparison pages get wrong (checked October 23, 2026)
- Hostaway on Hospitable. Hostaway's "Hostaway vs Hospitable" page, whose title still says 2025, leaves AI out entirely and lists Hospitable's support as email only. Hospitable's pricing page lists AI-suggested replies on every plan, and its help center lists email and live chat on paid plans.
- Hospitable on Hostaway's automation. Hospitable's comparison page says Hostaway lacks full guest reply automation. Hostaway's AI page documents Auto-Reply for topics you choose.
- The setup fee. Hospitable's comparison puts Hostaway's setup fee at $500. Hostaway doesn't publish a figure, and its referral terms only confirm the fee exists.
- Hospitable's own prices, read by AI. Without JavaScript, which is how some AI tools read pages, Hospitable's pricing page shows $15 per extra Mogul listing and $5 a property for Essentials Dynamic Pricing. The live calculator and help center say $30 and $15. When we asked an AI web-reading tool to summarize the page, it repeated both wrong figures.
Neither company's page is a neutral source, so the tables above rely on each vendor's own pricing and help pages.
Who should pick Hospitable, and who should pick Hostaway
Pick Hospitable if
- You have 1 to 5 listings, or more that you own rather than manage for others.
- You want to see the price before talking to anyone, pay monthly and skip onboarding fees.
- You want to start free: Hospitable's Essentials plan syncs Airbnb, Vrbo, Booking.com and Agoda at no monthly cost.
- You want ChatGPT or Claude to read your bookings and draft replies through MCP, from the Host plan.
Pick Hostaway if
- You manage 6 or more listings and plan to keep growing, especially for owners.
- You need channels Hospitable doesn't list, such as Expedia or Marriott Homes & Villas.
- You want guided onboarding and Hostaway's advertised 24/7 support, and you're fine with a quote, an onboarding fee and possibly an annual agreement.
- You want a booking website included in the subscription.
If that second list sounds like you, get a Hostaway quote and run it through the quote-to-beat number above. If the first list does, start on Hospitable's free plan and upgrade only when you hit a limit.
Switching between Hospitable and Hostaway
Your reviews, ranking history and Superhost status stay with your Airbnb listing when you change software, because the new tool connects to the listing rather than recreating it (Hospitable's switching guide). What doesn't move: message templates and automations, and direct bookings, which you re-enter or import from a spreadsheet.
You also can't run both as your main software on one Airbnb listing: Airbnb has you remove the old one's access before connecting a new one, and Hospitable's limited connection alongside another PMS excludes pricing and availability. Compare using Hospitable's 14-day trial and a written Hostaway quote, then switch once.
- Check your exit terms. Hospitable's monthly plans end at the end of the month you cancel; yearly plans are a 12-month commitment. Hostaway's term is in your agreement.
- Copy out what won't move: every message template and automation, your cleaner schedule and any direct bookings. Rebuilding your messages anyway? Start from my Airbnb message templates.
- Pick a quiet day, ideally with no check-ins or checkouts.
- Remove the old tool's access in Airbnb: Account settings, Privacy, Connected services, Remove access. Airbnb says every listing connected to that software disconnects automatically (Airbnb Help).
- Connect the new tool right away, from inside the new tool, and sync calendars and reservations immediately. If you can't connect the same day, Airbnb suggests temporarily unlisting or snoozing the listing.
- Connect your other channels and check what came across. Hospitable imports up to 5,000 past Airbnb reservations, Booking.com doesn't send past reservations through its API, and Vrbo transfers reservations after the switch.
- Test every automation on yourself before a guest sees it.

Based on Airbnb's Help Center and Hospitable's switching guide, October 2026.
Hostaway says smaller property managers can usually finish setup in a few days (Hostaway). Hospitable sells guided setup, called Rapid Rollout, at $500 for 3.5 hours of live calls, with message migration an optional $150 (Hospitable help).
What neither tool fixes: the listing itself
Both tools help after a guest finds you: faster replies, accurate calendars, daily prices. Neither decides whether a guest taps your listing.
That tap mostly comes down to one photo now. Airbnb's Fall 2026 update added AI-written descriptions to search results (Airbnb Newsroom). As of October 2026, in the US, search cards show the property type and place, such as Cabin in Gatlinburg, plus a one-line summary Airbnb writes from details hosts provide, not your title. Apart from the price, your cover photo is the part of that card you control, and phones crop it to nearly square (here's how it crops, measured). A PMS sends your listing everywhere; it doesn't make anyone pick it.
So if inquiries are thin, if you get views but no bookings, or if your calendar only fills after price cuts, a new PMS won't fix it, and migrating mid-season adds risk for nothing. Check the listing first: here's the full diagnosis and the 30-point listing checklist. Our free mini-audit shows your cover the way Airbnb crops it in search, next to the real listings around yours, with a keep, swap or reshoot verdict. The full audit is $39, or $99 for three listings.
If neither fits
- One listing, Airbnb only: Airbnb's free scheduled messages and quick replies, plus any AI chat assistant for unusual questions, may be all you need (here's that setup).
- Pricing is your real problem: a dedicated pricing tool may matter more than a PMS. See PriceLabs vs Wheelhouse vs Beyond.
- You want a third option: Guesty, OwnerRez, Hostfully and Host Tools are other common choices. I haven't checked their plans for this article; my Airbnb tools roundup covers Host Tools.
FAQ
Is Hospitable free?
Yes. Hospitable's Essentials plan has no monthly fee and no property limit as of October 2026. It syncs Airbnb, Vrbo, Booking.com and Agoda into one inbox and calendar, with scheduled messages and 10 AI-suggested replies a week. Dynamic pricing on Essentials is free for 30 days or 3 bookings, whichever comes first, then $15 per property a month.
How much does Hostaway cost?
Hostaway doesn't publish prices (October 2026). Its pricing page asks how many listings you manage, then asks for your contact details to send a quote. Its referral terms confirm that onboarding fees and annual agreements exist. Get the per-listing price, onboarding fee, contract length and included features in writing, then compare them with Hospitable's published plans.
Does Hostaway work for one listing?
Not through its pricing page. When we chose 0 to 1 listings on Hostaway's quote form on October 23, 2026, it led to a waitlist page saying Hostaway isn't available for that market or portfolio size yet. Two or more listings leads to a quote request. With one listing, Hospitable's free Essentials or $29 Host plan is the practical choice.
Which is better for 2 to 5 listings, Hospitable or Hostaway?
For most hosts, Hospitable. Its prices are published, you can pay monthly with no onboarding fee, and as of October 2026 Professional costs $74 a month for 3 listings or $104 for 5. Get a Hostaway quote too if you need Expedia or Marriott Homes & Villas, want its advertised 24/7 support, or will soon manage homes for owners.
Do Hospitable and Hostaway have AI that replies to guests?
Yes. As of October 2026, Hospitable's AI drafts replies on every plan (10 a week free, unlimited from $29), but Inbox AI, which sends on its own, is on the $99 Mogul plan only. Hostaway's AI Replies, which has no add-on fee, drafts from your listing and reservation details, and its Auto-Reply answers topics you choose.
Will I lose my Airbnb reviews if I switch between Hospitable and Hostaway?
No. Reviews, ranking history and Superhost status stay with your Airbnb listing, not your software. Remove the old tool's access in Airbnb under Account settings, Privacy, Connected services, then connect the new tool right away. Message templates and automations don't transfer between tools, so copy them out before you switch.
Does connecting Hospitable or Hostaway change my Airbnb fees?
Usually not anymore. Airbnb's Help Center says its single fee, 15.5% for most hosts, is mandatory for hosts who use property management software, and that it's phasing out the split fee. Hospitable's help center says that by September 17, 2026, Airbnb had moved almost all hosts outside the European Economic Area to the single fee, software or not.
Is Hospitable worth it for one listing?
If you only list on Airbnb, start with Airbnb's free scheduled messages and quick replies. If you list on two or more sites, Hospitable's free Essentials plan is worth trying because it costs nothing. Its $29-a-month Host plan (October 2026) earns its fee when 10 AI drafts a week runs out or you want automatic answers to common questions.
