PriceLabs, Wheelhouse and Beyond do the same core job: they reset your Airbnb prices daily based on demand. They differ in control, billing and which booking sites they reach, and since October 2026 they have a free rival in your calendar: Airbnb's own dynamic pricing. So do you need a paid tool at all, and if so, which one fits?
We checked every price, plan and feature below on the vendors' own pages and on Airbnb's, on October 22 and 23, 2026. This compares what the tools offer and cost; it isn't a revenue test. I run AI Hustle Guy and have worked with Airbnb and Vrbo hosts; this guide is part of my AI for Airbnb hosts hub.
PriceLabs, Hospitable and Hostaway links are referral or affiliate links. Prices are monthly, in US dollars, before taxes, as of October 2026.
The short answer
Short answer (as of October 2026): One Airbnb-only listing can start free with Airbnb's dynamic pricing, or Smart Pricing until it reaches you. Pay for PriceLabs ($19.99 a month for one listing, $49.97 for three) for control and Vrbo or Booking.com sync, Wheelhouse ($19.99 flat or 1% of bookings) for preset strategies, or Beyond (1% to 1.25% of bookings) to pay as you earn.
Four facts to know (October 2026):
- PriceLabs costs $19.99 a month for one US listing and $144.90 for ten.
- Wheelhouse charges $19.99 per listing a month, or 1% of bookings with a $2.99 minimum.
- Beyond charges 1% of bookings (Growth) or 1.25% (Pro); a new account's first $5,000 in bookings is fee-free.
- Airbnb's dynamic pricing began rolling out in October 2026 and can't run alongside Smart Pricing.

Airbnb's own pricing tools: the free baseline
Start in your Airbnb calendar: none of the Airbnb pages we checked mention a fee for these tools (the year's other changes are in Airbnb's 2026 AI updates for hosts).
What's in your Airbnb calendar now (October 2026)
- Smart Pricing adjusts your nightly price by demand within a minimum and maximum you set (Airbnb Help). Dynamic pricing, introduced October 14, 2026, is rolling out in your calendar's price settings (Airbnb Resource Center); more below.
- Price tips and similar listings suggest nightly prices and show what similar listings booked at or still ask (Airbnb Help, Airbnb Help), but are hidden while Smart Pricing is on (Airbnb Resource Center).
- Seasonal and last-minute settings (since July and August 2026): monthly base prices, weekend percentages, shorter stays for unbooked nights within two weeks, and stepped last-minute discounts (Airbnb Resource Center). They suit hosts who set their own prices: last-minute discounts don't apply under dynamic pricing, and weekend pricing needs Smart Pricing off.
- Insights: pricing tips from the past month's local searches and bookings (Airbnb Resource Center), and AI earnings insights for hosts with 5 or fewer listings since September 30 (Airbnb Resource Center).
- Multi-listing calendar: coming as the default desktop calendar for hosts with 6 or more listings, with bulk edits and automatic minimum-stay changes that unblock gap nights (same source).
Dynamic pricing vs Smart Pricing
Both adjust prices daily based on demand. Per Airbnb, dynamic pricing also lets you shift its recommended range up or down, previews price ranges 52 weeks ahead and shows how competitive your prices are and why. Price limits are optional. Before you switch:
- You can't run both. Turning dynamic pricing off restores your previous pricing settings.
- Smart Pricing limits don't carry over. Set new ones, or none.
- Most discounts stack on top and can take the price below your minimum, but last-minute and early bird discounts don't apply.
- No ranking boost. Airbnb says using it doesn't directly affect search ranking and leaving it off isn't penalized, though competitively priced listings tend to rank higher.
If Smart Pricing has felt too low, try the draggable range first. Not in your settings yet? It hasn't reached you, and Airbnb hasn't said which countries come first.
What Airbnb's tools don't do
- Price other channels. Vrbo, Booking.com and your own booking site need a paid tool or a property management system (PMS).
- Year-round minimum-stay and gap rules. Apart from shorter last-minute stays and the multi-listing calendar's gap unblocking, Airbnb's tools don't adjust minimum stays to demand.
- Market and owner tools such as market dashboards, custom competitor sets and owner reports.
When Airbnb's tool is enough
My take: with one Airbnb-only listing and a monthly look at your calendar, start with dynamic pricing (or Smart Pricing until it arrives), or the seasonal and last-minute settings if you'd rather set prices yourself. It costs nothing, and a month shows what your market pays. Go paid when you add a channel, want minimum stays that follow demand, or add listings.
PriceLabs: the most control
PriceLabs is for hosts who want to set the rules. It recalculates prices and minimum stays daily and syncs them to Airbnb, Vrbo and Booking.com directly, or through more than 160 PMSs and channel managers, including Hospitable, Hostaway, Guesty and OwnerRez.
Cost (as of October 2026): $19.99 a month for your first listing in the US, UK, Canada, Europe, Australia, New Zealand and Israel ($9.99 in most other countries), plus taxes. Listings 2 to 5 cost $14.99 each and 6 to 15 cost $12.99, so three listings run $49.97 a month and ten $144.90. A 1% revenue plan is available on request, though PriceLabs says flat plans are generally cheaper. The 30-day trial needs no card, one automated sync a day is included, and you pay only for listings that sync.
Control: more than 30 customizations, including dynamic minimum stays, check-in rules, orphan-day rules, last-minute discounts, far-out premiums, occupancy adjustments and groups for similar listings, plus portfolio reports.
Fits: hosts on several sites without a PMS, hands-on hosts, and portfolios, where the sliding scale is the cheapest flat fee here.
Watch for: more settings mean more ways to get one wrong, so change a few at a time. Manual syncs are free if you can't wait for the daily one.
If you sign up through my PriceLabs link and start a paid plan, PriceLabs says you get $10 off your first bill and I get $10 in credit.
Is PriceLabs worth it?
Yes, if you'll use the control: minimum stays that follow demand, gap-night rules, event dates priced your way, or more than one channel. For a sensible nightly price on one Airbnb listing, Airbnb's own tool does that free.
Wheelhouse: a preset strategy, with rules if you want them
Wheelhouse starts you with three strategies: Conservative leans toward occupancy, Aggressive toward revenue and Recommended sits between, applied to your base price, last-minute discounts and day-of-week prices (Wheelhouse Help). You can stay data-driven, write rules or mix both across 14 settings, including minimum stays, gaps, check-in days and pacing (Wheelhouse).
Cost (as of October 2026): Pro Flat is $19.99 per listing a month, or $16.99 at 10 to 49 listings. Pro Flex is 1% of booking revenue (excluding taxes and fees) with a $2.99 minimum per listing a month, billed when a reservation is made and credited if it cancels. Both plans have the same features (Wheelhouse Help). The free plan needs no card but only previews prices; syncing needs Pro. Dynamic Sets, custom groups of comparable listings, cost $12.99 per set a month.
Connections: Airbnb, plus 25 PMS and channel-manager platforms including Hospitable, Hostaway, Guesty and OwnerRez. Its integrations page lists no Vrbo or Booking.com connection, so those go through a PMS (Wheelhouse).
Fits: Airbnb-first hosts and PMS users who want a ready-made strategy and flat or percentage billing.
Watch for: the Pro Flex minimum applies even in an empty month, and Pro Flat bills monthly in advance.
Beyond: pay as you earn
Beyond is the hands-off option: you set minimum and maximum prices, Beyond prices every night inside them, and you pay a share of what you book.
Cost (as of October 2026): the Free plan shows your listings and market data but won't change your prices. Growth costs 1% of bookings; Pro costs 1.25% and adds pricing informed by guest searches, custom competitor sets and search insights. New accounts pay no fee on their first $5,000 in bookings (Beyond Support), bookings already on your calendar are never charged, and there are no contracts or setup fees. The fee counts the nightly rate plus guest-paid fees such as cleaning and extra guests (not taxes or deposits), and bookings canceled within 48 hours are credited.
Control: base, minimum and maximum prices, minimum stays, overrides, changeover days and gap adjustments, editable in bulk (Beyond). Add-ons include Owner Hub (owner reports, projections and Listing Lens listing checks, from $30 a month), a revenue manager and a direct booking website. Its Neyoba AI assistant answers questions about your listings and market on every plan.
Connections: Airbnb, Vrbo and Booking.com directly, plus 48 software partners including Hospitable, Hostaway, Lodgify and OwnerRez (Beyond).
Fits: hosts who'd rather not tune settings, seasonal markets, and managers who want owner reports.
Watch for: a percentage costs more than a flat fee in a strong month, and Beyond's fee counts cleaning fees too. Beyond also launches each market by hand, so confirm yours is covered.
What it costs at 1, 3 and 10 listings
| Monthly cost (USD, before taxes) | 1 listing | 3 listings | 10 listings |
|---|---|---|---|
| Airbnb Smart Pricing or dynamic pricing | $0 | $0 | $0 |
| PriceLabs (per listing, sliding scale) | $19.99 | $49.97 | $144.90 |
| Wheelhouse Pro Flat | $19.99 | $59.97 | $169.90 |
| 1% plans at $3,000 a month in bookings per listing (Beyond Growth, Wheelhouse Pro Flex, PriceLabs on request) | $30 | $90 | $300 |
| Beyond Pro (1.25%) at $3,000 a month per listing | $37.50 | $112.50 | $375 |
How we priced it: PriceLabs from its own calculator (US region), Wheelhouse and Beyond from their plans pages, checked October 22 and 23, 2026. Percentage rows assume $3,000 a month in bookings per listing, the default in Beyond's calculator, as an illustration, not a benchmark. Not included: Beyond's fee-free first $5,000, add-ons, and differences in what counts as a booking.
The $2,000 rule: flat fee or percentage?
A 1% fee equals $19.99 when a listing books $1,999 in a month. So:
- Under about $2,000 a month in bookings per listing, a 1% plan costs less than a $19.99 flat fee.
- Over it, flat is cheaper, and the gap grows with every booked night.
- More listings move the line down. At 10 listings PriceLabs averages $14.49 a listing, so 1% wins only below about $1,450 a month (about $1,700 against Wheelhouse's $16.99). Beyond Pro's 1.25% matches $19.99 at about $1,600.
Seasonal listings land on both sides of the line, so add up a year of bookings before you choose. Beyond (by default) and Wheelhouse Pro Flex charge when a booking is made, not when the guest stays, and Pro Flex never drops below $2.99 a listing.

Built-in pricing in Hospitable and Hostaway
Already paying for a PMS? Check its own pricing tool before adding another bill.
- Hospitable includes Dynamic Pricing for active properties on its paid plans (from $29 a month). On the free Essentials plan it's an add-on: free for your first 3 bookings or 30 days, whichever comes first, then $15 per property a month. On paid plans, a property with Dynamic Pricing on but no check-in during a billing cycle costs $10 (Hospitable Help, September 16, 2026). It offers Conservative, Recommended and Aggressive strategies and syncs to Airbnb, Vrbo, Booking.com, Agoda and your direct site (Hospitable).
- Hostaway has its own Dynamic Pricing, tunable for revenue, occupancy or both, with price limits and date overrides (Hostaway). Its plans are quoted individually.
PriceLabs, Wheelhouse and Beyond all connect to both, though Hospitable allows outside pricing software only on paid plans. Built-in pricing covers the basics; a dedicated tool earns its fee when you want minimum-stay and gap rules, market data and portfolio controls. Still choosing a PMS? Which tool fits you

Illustration. Prices as of October 2026.
One listing, Airbnb only
Start with Airbnb's tools for a month. For more control, use the $2,000 rule to pick $19.99 flat (PriceLabs or Wheelhouse Pro Flat) or 1% of bookings (Beyond Growth or Wheelhouse Pro Flex).
One or two listings on Airbnb plus Vrbo or Booking.com, no PMS
PriceLabs or Beyond, since both connect directly to all three sites. Wheelhouse lists no Vrbo or Booking.com connection.
Three to five listings
PriceLabs' sliding scale is the cheapest flat option: $49.97 a month for three listings against $59.97 on Wheelhouse Pro Flat. On a paid Hospitable plan? Try its included Dynamic Pricing first.
Six or more listings, or a team
Plan on a PMS plus a dedicated pricing tool. At 10 listings PriceLabs averages $14.49 a listing and Wheelhouse Pro Flat $16.99. Beyond Pro adds guest-search data and Owner Hub covers owner reports; if you manage for owners, pick the reports they'll read.
Setup basics for any pricing tool
- Pick one system to set prices. If a PMS already pushes your rates, connect the pricing tool through it.
- Turn off Smart Pricing, and leave Airbnb's dynamic pricing off. PriceLabs says Smart Pricing could conflict with its prices (PriceLabs Help), Wheelhouse recommends turning it off (Wheelhouse Help), and Beyond's Hospitable guide lists it as a setup step (Beyond Support).
- Check your base price against the 2026 fee change. Airbnb moved hosts to a single 15.5% host-paid fee (16% in Brazil and Mexico); in its example, a $100 price had to become $115 to keep a $97 payout (Airbnb Resource Center). Make sure your base reflects the new fee once, not twice.
- Set a floor and a ceiling. Your floor should cover cleaning, supplies, utilities and Airbnb's fee for a typical stay, after discounts.
- Set minimum stays and gap rules: your normal minimum, how far it can drop for gaps, and check-in days. PriceLabs says these show in Airbnb under Settings, Availability, Custom Trip Lengths.
- Check the first sync on Airbnb itself for five or six future nights, including a weekend and a holiday. Wheelhouse, for one, suggests a manual sync after you open new dates or a booking cancels (Wheelhouse Help).
- Then leave it alone during the test below. Daily tweaks hide what worked.
The 30-day price test
Vendors advertise revenue gains, but not from your listing. To judge a tool on your own numbers, run what I call the 30-day price test:
- Record your starting point: nights and revenue booked for the next 90 days, plus 30 days of conversion numbers from Airbnb's Insights (Performance, then Conversion; turn on professional hosting tools if Performance is missing).
- Change one thing. Turn the tool on and leave your photos, title, fees and policies alone for 30 days.
- Keep a control. With several similar listings, put half on the tool. With one, compare the same weeks last year and Airbnb's similar listings.
- Check weekly, for errors only: prices synced, nothing below your floor, no nights closed by mistake.
- Compare revenue, not just occupancy. On day 30, compare revenue booked for the next 90 days with your starting point and control. A tool can fill nights just by pricing low.
- Decide before the first full bill. PriceLabs' trial lasts 30 days, Beyond's first $5,000 in bookings is fee-free, and Wheelhouse previews its prices free.
Thirty days is short and markets move, so treat the result as a sanity check, not proof.
What pricing can't fix
Price matters. Airbnb ranks listings partly on total price compared with other listings in the area for the same dates, and listings priced below comparable ones tend to rank higher (Airbnb Help). Since April 2025, search results have shown one total with all fees, before taxes (Airbnb Newsroom). So a pricing tool can help.
But it only moves the price. Airbnb's Insights splits your results into three stages: first-page search impressions, search-to-listing conversion and listing-to-booking conversion (Airbnb Help). If you show up in search at a total in line with similar listings, yet few guests click through, the card is losing on something other than price.
As of October 2026, in the US, that card shows your property type, your town and a one-line summary Airbnb writes from the details hosts provide, not your title. Apart from price, the cover photo is what you control most directly there, and your first five photos lead the listing page. Even pricing companies now sell listing checks: PriceLabs' Listing Optimizer (from $12.99 a month for one listing) and Beyond's Listing Lens.

Stages from Airbnb's Insights. Illustration.
Discounts can't rescue a listing that loses the click. If views are low at a fair price, check your cover and first five photos before you pay for pricing software.
The free mini-audit needs only your listing link and an email, and also gives your cover a keep, swap or reshoot verdict and scores your photo grid. The full audit ($39, or $29 for the first 50 hosts; $99 for three listings, as of October 2026) adds your best first five photos, three new titles and one re-audit. To fix it yourself, see my guides to choosing your cover photo and ordering your first five photos, or the full diagnosis if bookings have stalled.
Pricing-tool claims to double-check (October 2026)
- "PriceLabs costs $14.49 a listing." That's its calculator's default average, at 10 listings. One listing costs $19.99 a month.
- "Beyond takes 1%." It has three tiers: Free (no price changes), Growth at 1% and Pro at 1.25%.
- "Airbnb's dynamic pricing is Smart Pricing renamed." It's a separate tool (October 14, 2026). You can't run both, and only dynamic pricing lets you drag the range and preview 52 weeks.
FAQ
Is PriceLabs better than Wheelhouse?
Neither wins for everyone. PriceLabs offers more customizations, connects directly to Airbnb, Vrbo and Booking.com, and gets cheaper per listing as you add more: three listings cost $49.97 a month. Wheelhouse gives you three preset strategies and a choice of $19.99 flat or 1% of bookings, but lists no Vrbo or Booking.com connection (October 2026).
How much does PriceLabs cost in 2026?
As of October 2026, PriceLabs charges $19.99 a month for one listing in the US, UK, Canada, Europe, Australia, New Zealand and Israel, plus taxes. Extra listings cost less: three listings total $49.97 and ten total $144.90, or $14.49 each. The free trial lasts 30 days with no card, and a 1% revenue plan is available on request.
Is Beyond Pricing worth it for one listing?
It can be if your listing books under about $2,000 a month: Beyond's 1% Growth plan then costs less than a $19.99 flat fee, and a new account's first $5,000 in bookings carries no fee. But the fee also counts cleaning and extra-guest fees, and the free plan shows market data without changing your prices.
What is Airbnb's new dynamic pricing?
It's a free pricing tool in your Airbnb calendar, introduced on October 14, 2026 and rolling out from October. Airbnb recommends a price range on a curve you can drag up or down, adjusts nightly prices daily, previews 52 weeks ahead and makes price limits optional. You can switch from Smart Pricing, but you can't use both at once.
Is Airbnb's dynamic pricing better than PriceLabs?
For one Airbnb-only listing, Airbnb's tool may be all you need, and it costs nothing. PriceLabs adds what Airbnb's tool doesn't cover: syncing to Vrbo, Booking.com and over 160 property management systems and channel managers, minimum stays and orphan-night rules that follow demand, and portfolio tools. Airbnb says its own tool doesn't directly affect your search ranking.
Do I need to turn off Smart Pricing to use PriceLabs, Wheelhouse or Beyond?
You should. PriceLabs says Smart Pricing could conflict with its prices, Wheelhouse recommends turning it off to avoid pricing confusion, and Beyond's Hospitable setup guide lists disabling it as a step. Leave Airbnb's new dynamic pricing off too, so only one system sets your nightly prices and you can tell which one is working.
Does dynamic pricing improve Airbnb search ranking?
Not directly. Airbnb says using its dynamic pricing tool doesn't directly affect search ranking, and you won't be penalized for leaving it off. But Airbnb also says listings priced below comparable listings in the area tend to rank higher, so any tool helps only as far as it keeps your total price competitive.
Why is my Airbnb still not booking with dynamic pricing?
Because price is only one stage. If you show up in search and your total is in line with similar listings, but Airbnb's Insights shows few guests clicking through, the cover photo and first five photos are the likelier problem. Check them at phone size against nearby listings before you cut your price again.
